Marquette Companies CEO Ryan named to Midwest Commercial Real Estate Hall of Fame

Naperville, IL –Midwest Real Estate News Magazine has named Nick Ryan, CEO of Naperville, IL-based Marquette Companies, as a member of the 2018 class of the Midwest Commercial Real Estate Hall of Fame, joining a select group of real estate professionals who have made a true difference in their industry and communities. The magazine cited Ryan’s 40-year career in commercial real estate, including $3 Billion of transaction, primarily in the multi-family sector, but also including mixed-use developments, master-planned communities, office, industrial, hotel, retail, student and senior housing.

The magazine profile noted the greatest reason for Ryan’s success in business is his ability to form relationships with high-quality people, and the company’s win-win philosophy. Says Ryan “Things don’t always go exactly as planned. However if you and your team keep persevering, with a win -win attitude, things seem to work out. My college roommate had a great saying. “Things always work out in the end and if it’s not worked out….it is not the end!”
Ryan points to Marquette’s preparation for every deal. “We do our homework, form the right partnerships for given situations so that the necessary resources are available to get to the finish line in a powerful way. We believe in sharing success. One of the principles in hydraulic engineering is that there always has to be a secondary out, so the water can escape before flooding occurs. We believe in that same concept when structuring our real estate transactions.”

A Civil Engineer by profession, Ryan brings engineering and analytical skills to new acquisitions and developments. He played a valuable role in solidifying a deal with the Ford Motor Land Development Corporation, which named Marquette as the designated developer for Henry Ford’s former estate in Dearborn, Michigan. Marquette Completes more than $570 Million in 2018

Illinois real estate firm rounds out the year with high-profile projects in Chicagoland and Texas.

2018 proved to be a busy and prosperous year for the Marquette Companies, a Naperville, Ill. based real estate owner and operator. Celebrating 35 years in business, Marquette completed over $570 million in transactions in 2018, including new development, refinancing and acquisitions.

In joint-venture endeavors with high-profile institutional funds, Marquette acquired the 579-unit Willow Crossing Apartments in Elk Grove Village, Ill, the 112-unit luxury Valley Lo Towers in Glenview, Ill., the 558-unit Westmont Village Apartments in Westmont, Ill., as well as the 359-unit, 28-story luxury Catalyst Apartment Tower in Houston, Texas.

The real estate firm currently has $164 million in active multi-family development, with three major projects coming to fruition in 2019. Marq on Main, a 202-unit mid-rise mixed-use development in Lisle, Ill. is scheduled for completion in spring, 2019. HighPoint Town Square, a 72-unit development in Romeoville, Ill. is scheduled to deliver first units in spring, 2019, adding to the existing 552-unit Highpoint Community. The Mason, a 263-unit, 14-story building in Chicago’s Fulton Market neighborhood is scheduled to deliver first units in summer, 2019.

In 2018, Marquette successfully refinanced the 264-unit Club of the Isle in Galveston, Texas, 304-unit Farmington Lakes in Oswego, Ill., 220-unit Algonquin Square in Algonquin, Ill., and Water Street, a mixed-use development in downtown Naperville, Ill. with a 158-unit Hotel Indigo, 40,000 square feet of retail and restaurant space, and 15,000 feet of office space.

The property management division wrapped up a strong year as well, unveiling the newly renovated 288-unit Fairlane Woods in Dearborn, Mich., delivering first units at three brand new, lease-up communities, and finishing out the year with three third-party management assignments.

The apartment market continues to gain momentum in major markets, and Marquette’s 2019 strategy anticipates a similar volume of activity, planning to add 2,000 units in acquisitions and at least 1,100 units in third-party management, plus three new developments in the West Loop of Chicago and downtown Houston.

Marquette remains cautiously optimistic about the state of the industry and continues to seek out and identify advantageous opportunities.

Marquette Companies acquires River Run at Naperville Apartment Homes, Extensive Renovations Perfect for Singles, Families and Empty-Nesters

Marquette Companies of Naperville recently joined the Naperville Area Chamber of Commerce in celebrating the Grand-Reopening of River Run at Naperville, spacious modern apartment homes in South Naperville.  The property, which offers a variety of apartment and townhome-style homes with private entrances, 9-12 foot ceilings and a host of amenities, was acquired by Naperville’s Marquette Properties in Fall 2016 and has undergone $3million worth of interior and exterior renovations.

According to Marquette CEO Nick Ryan, River Run, in the popular south side of Naperville, fits Marquette’s model of acquiring well-built, underperforming properties and revitalizing them with extensive renovation, superior management and a full suite of community programs.  “River Run was about a 12-year old property that was undermanaged and needed extensive updating,” Ryan says. “Our goal is always to identify properties that we can enhance to create extraordinary benefit both to our investors and our residents.
